$50: Build a feature wall
You’re not going to get a huge return on investment at this stage, but a bold feature wall will make a huge difference in staging your home. Pick a wall that is naturally the focal point (usually the wall with the TV or fireplace). Don’t be afraid to go bold. You want your home to stand out.
$250: Update lighting features
You can easily swap out your lighting features, just make sure you turn off the electricity first. You should also invest in lamps and other lighting features to both brighten and soften a space. Don’t forget switches. Make them uniform, make them new. If you’re concerned about your contracting skills, contact an electrician.
$1,000: Install high quality flooring
Many big box stores will have inexpensive, attractive laminate flooring that anyone can install. You can save a lot of money doing the work yourself. Same with tiling. Carpet is another inexpensive project and will easily warm up a bedroom or basement.
