Small Projects with Big Return!
With a recently completed renovation under her belt financial blogger, Tiffany Heimpel, knows what projects earn a big return. She shares some savvy projects that will make you big money if and when you sell.
Replace fixtures like faucets and knobs, but also look into replacing sinks and toilets. They're easy to install and can give a room a whole new look! Bathrooms can be tricky since you can do so much and spend a little to a lot.
Redo your cabinets by either refacing or painting them. You could also redo your countertop. It doesn't need to granite - there are lots of other materials that look great for less. If you do want granite be sure to shop around for the best deals.
Update lighting: New lamps can add character to a room, but new fixtures allow you to change the feel of a room with different bulbs as well as the look with a new installed fixture.
New windows can be expensive but they can also drastically increase the value of the home, plus they save by limiting heat loss! The change is cosmetic as well – new windows can transform the look of your house on the outside, too.
Add rugs to decorate a room or update your flooring. If you shop around you can find flooring liquidators who will install floor for under $4-$5 a square foot.
Instead of changing a whole room, add a built in feature. This can be a simple electric fireplace or something bigger, like an apple crate shelving wall.
And never underestimate the power of a good cleaning or thorough organization!
